SAP Reports, Predictive Energy Assessments and On Construction Energy Performance Certificates.

Since April 2008, all Residential New Build Properties require Energy Performance Certificates. Standard Assessment Procedures or SAP reports have been required for some time now by local authorities for new developments at the design stage. Historically SAP reports were produced by architects or developers and gave details, amongst other things, of the buildings energy usage. It is now recommended however that you instruct a registered SAP Assessor to carry out your report. This is due to the fact that once the development is completed the Local Authorities Building Control Department will require evidence that an On Construction Energy Assessment has been produced. These can only be carried out by registered SAP Assessors and are created from the original SAP Report.

If the property or properties are to be sold before they are completed or ‘off plan’ they will require a Home Information Pack. Included in the HIP must be a Predictive Energy Assessment. This again can be produced by the SAP Assessor from the original SAP report.
