Bridging Finance

Pali are pleased to announce the launce of their Bridging Finance and Bridging Loans service.

Bridging loans are short-term financing solutions. It is a loan (mortgage) secured on property (i.e. Residential, Commercial or Land) and the funds can be utilised for any purpose.

For the borrower, the benefits of Bridging loans are many and varied. For example, Bridging loans are considerably quicker and simpler to arrange than conventional residential mortgages. They are perfect for a wide range of personal and business financial situations, including a quick turnaround of a property purchased for renovation & sale and cash flow emergencies. When purchasing at auction Bridging loans are the highly suitable speedy method of exchanging contracts, winning contract races and as a means to fast completion. The loan will always be secured against a residential or commercial property and a first charge will be taken against new or existing property.

Due to the reluctance of lenders and the more stringent requirements of finance providers to provide finance the opportunities for developers and buyers to pick up bargains has never been greater. That is, of course, provided you have access to finance. Most estate agents have cheaper properties on their books that are prime for renovation but cannot be moved on due to the constraints of lenders. Pali can offer upto 70% of valuation at 1.5% per month with no exit fees. From enquiry to offer can take as little as an hour with finance being provided within seven to ten days. As previously stated, this is ideal for buying at auction as the auction houses usually give 21 to 28 days for completion. It is also a good way for first time buyers to get on the property ladder by buying a dilapidated property cheaply and renovating it themselves then re-mortgaging.
